Tooting-based property advisor Homes with Chuk has had a busy start after the Easter break!
βA couple of lovely wins β and exactly why I love what I do.
βHuge congratulations to everyone involved in the sales of Fairfield Close, Mitcham and Southcroft Road (Tooting/Streatham borders) β the latter being the second home Iβve sold on Southcroft in the last few months, which tells you thereβs clearly strong demand in that pocket. π
βBoth sellers had previously been on the market with other agents without success. Both are now moving on to exciting new chapters.
βπ‘ One set of sellers are relocating to be closer to grandchildren after 20+ years in their home. The other is moving abroad to get married and start a new life. βοΈ
βHuge credit to both sets of buyers too β first-time buyers who were brilliant throughout and keen to keep things moving.
βOne even had their best & final offer accepted whilst on holiday in Mexico and still did everything needed to keep the sale progressing. ππΎ
βOne property sold at asking price, and the other achieved above asking. A nice reminder of what can happen when pricing and marketing strategy align, even in a challenging market.
π
Sale agreed: 2nd Feb & 17th Feb
π
Completion: 8β10 weeks later
βTwo lovely sellers finally moving on with their lives. Two fabulous sets of people joining the neighbourhood. Everyone happy. Thatβs what itβs all about. πβ

Support needed! Meet Tara, who was rescued by RSPCA South London just two weeks ago while heavily pregnant and has since been settling into one of their foster homes.
Last week was meant to be her introduction, but she had other plans and she gave birth to five healthy kittens! πββ¬
Itβs been a big few weeks for her, so for now the focus is on giving Tara the time and space she needs to rest and adjust to life as a new mum. So far, she and her kittens are doing really well, and the team are looking forward to sharing photos once everyone has properly settled.
Taking in pregnant cats and young families is always incredibly rewarding, especially during kitten season, but it does come with significant costs. Each kitten will need vaccinations, neutering, flea and worm treatments, and altogether Taraβs little family is expected to cost around Β£1000 to prepare for rehoming.
As a self-funded branch, Rspca South London is supported only by its three charity shops, and adoption fees rarely cover the full cost of care. This means every animal they take in relies on the generosity of supporters to help bridge that gap.

Tooting WI is welcoming new members!
Tooting Womenβs Institute, which has been running since 2016, brings together a growing community of women in South London who are looking to meet new people, learn new skills and have fun in a relaxed, social setting.
Meeting every second Wednesday of the month at 7.30pm, the group hosts a wide range of activities designed to help women connect and unwind. This yearβs programme includes terrarium making, cocktail making, singing workshops and brush lettering, with more events planned throughout the year.
Membership includes access to all 12 monthly meetings, as well as a range of popular sub-groups including Supper Club, Craft Club, Book Club, Culture Club and Thirsty Thursdays, offering even more opportunities to meet like-minded women.
The group has become a go-to for those looking to meet new people, build friendships and find a sense of community in their local area.
Becky Warburton, President of Tooting WI, said, βA lot of people still think the WI isnβt for them, but that couldnβt be further from the truth. Weβre a diverse, welcoming group of women who want to have fun, try new things and build real friendships.
βWe know how hard it can be to meet people as an adult, especially in London. Whether youβve just moved to the area or youβre looking to meet new people, Tooting WI offers a friendly, welcoming space where you can just come along, be yourself and get to know others.β
Prospective members are invited to attend their first meeting as a guest for a small donation before deciding whether to join.
